Overview

Dirigo Federal Credit Union partnered with The Element Group to transform a newly acquired property in Scarborough, Maine into a modern, high-performing branch. Located off Payne Road in a high-volume area, the project provided an opportunity to establish a strong presence in a new market while reimagining the site as a cohesive, community-focused environment.

Opportunity

Dirigo acquired a 7,614 square-foot existing building with the objective of delivering a new branch while accommodating tenant spaces. The structure had been partially demolished prior to the team’s involvement, creating a blank slate that came with both flexibility and complexity.

The Challenge

The project began with an existing structure that offered opportunity, but limited clarity. Partial demolition, inconsistent documentation, and evolving site conditions required the team to quickly establish a reliable foundation for design and construction. Infrastructure added another layer of complexity. A nonstandard stormwater system, tied between the site and municipal networks, required careful investigation and coordination to fully understand and resolve.

Approach

Element approached the project with a focus on clarity and long-term value. Working with an existing structure, the team implemented a targeted strategy that combined selective demolition with new construction, allowing the branch to take shape while preserving portions of the building for future tenants.

Design Process

This project uniquely combines elements of new construction and renovation. The team strategically redeveloped approximately one-third of the building through new construction to create a 2,962 square-foot branch, while updating and integrating the remaining structure to support future and existing tenants.

Tall ceilings and natural light define the space, complemented by a wood feature ceiling and material selections that reinforce brand identity. Materials and furnishings align with other Dirigo locations, reinforcing consistency across the network. The project integrates a reference to the site’s history. A graphic installation in the vestibule highlights the property’s past, creating a meaningful point of connection between the credit union and the surrounding community.

Branch Experience

This branch is designed to deliver a clear, intuitive experience that supports both member engagement and staff efficiency. An open layout with strong sightlines allows staff to maintain visibility across the space while creating a welcoming environment for members.  Teller pods replace the traditional line, supporting a more flexible and personalized service model. A remote drive-through with ITMs extends service capabilities while aligning with evolving banking expectations.

The program includes several private offices, a conference room, a quiet room, and a full suite of back-of-house support spaces. Staff areas are designed with comfort and access to natural light in mind, including a break room with expansive windows and elevated ceilings that create an inviting environment.

Results

The Scarborough branch positions Dirigo Federal Credit Union for continued growth in a new market while reinforcing consistency. The completed environment supports a modern service model, enhances day-to-day operation, and creates a more connected experience for both members and staff. Beyond the branch, this project establishes a flexible, multi-tenant property designed to evolve over time, supporting additional users and increasing long-term site value.
