Design/ Build Project Manager
(Full time positions—Portsmouth, NH; Hawaii; West Coast)
The Project Manager must be knowledgeable of all stages of the design/build process – from scope development through project close out. He or she will oversee projects for Element clients, responsible for the overall direction, completion, and successful outcome of every project. Responsibilities shall include the delivery of architectural drawings, bidding, permitting, and implementation of projects for the financial industry.
Essential job functions or duties of this position are as follows:
Lead the planning and implementation of projects that include one or more of the following: Environmental design, brand development, digital design, architectural/interior design, and build/construction.
Facilitate the definition of project scope, goals, and deliverables with clients and internal team members.
Define full-scale project plans, project tasks, and resource requirements.
Maintain effective, positive relationships with clients, designers, contractors, and suppliers – to meet or exceed the owner’s expectations.
Maintain an awareness of project delivery goals and priorities, while providing direction and support to project team.
Work independently and proactively with confidence to move projects forward with the design team, vendors, suppliers, contractors, and stakeholders.
Manage and monitor project budgets and activities related to contract administration, change orders, RFIs, submittals, and procurements.
Coordinate and lead pre-construction meetings and site walkthroughs with team members and contractors, to finalize scope and identify construction tasks.
Build, maintain, and monitor the project schedule, tracking project deliverables using appropriate tools.
Constantly monitor and report on progress of the project to all stakeholders. Responsible for leading and documenting meetings with contractors and the customer/client.
Coordinate regular meetings and job site inspections of work completed to ensure quality meets or exceeds Element standards.
Present reports defining project progress, problems, and solutions, keeping client and management informed of project status.
Implement and manage changes and interventions to achieve project outputs, evaluations, and assessment of results.
Demonstrate an ability to successfully negotiate resolution of issues and conflict management.
Ensure projects are completed in a quality and profitable manner (quality assurance).
Qualifications & Skills
Demonstrated proficiency using Microsoft Office suite (Outlook, Excel, Word), Adobe Acrobat, and project management tools.
Thorough knowledge of current construction methods, materials, and build regulations.
Excellent time management skills, with the ability to manage multiple projects tasks.
Detail oriented, possessing excellent communication, organizational, and leadership skills.
Strong leadership qualities to motivate and navigate internal/external stakeholders through complex projects.
Team-oriented and results driven with the ability to collaborate with colleagues.
Experienced with setting and managing customer expectations.
Education & Experience
A minimum of five (5) years project management experience in engineering of construction-related fields is required; 10 years demonstrated experience preferred.
B.S. in Construction Management, Engineering, or related field.
